Residential auction legal packs · England and Wales

See what the supplied auction pack says — and what still needs checking.

Auction Pack Review turns the PDFs supplied for a residential auction lot into a private, plain-English review of key facts, costs, dates, missing or conflicting information and questions to raise, with material findings linked to the source page or pages and pack version.

Information and screening support only. Not legal advice, a report on title, a valuation, a guarantee, or a recommendation to bid.

Evidence, not assertion

Trace a finding back to the page.

Each material finding keeps the document statement, possible significance, evidence status, every cited document and page, the pack version and one controlled professional question together.

  • Documented facts stay distinct from possible meaning.
  • Conflicts preserve every source instead of choosing silently.
  • Missing or weak evidence becomes unable to verify, not a guess.

Additional buyer contribution

What the pack says

The Special Conditions state that the buyer must pay an additional contribution plus VAT.

Why it may matter

This may increase the acquisition cost beyond the bid. The exact amount and treatment still need confirmation.

Ask a conveyancer

The Standard Review

A structured view of the supplied pack.

The review organises the supplied evidence around the areas that commonly deserve attention before an auction purchase.

01

Pack inventory

Documents supplied, apparent duplicates, readability and material referenced-but-missing items.

02

Auction obligations

Additional buyer costs, completion requirements, key dates and other stated sale obligations.

03

Title and tenure

Registered title and tenure, with lease terms considered where the lot is leasehold.

04

Occupation and possession

What the supplied documents state about tenancy, occupation and vacant possession.

05

Searches and property information

The searches, forms and supporting property information identified in the supplied pack.

06

Evidence gaps and conflicts

Missing, conflicting, unreadable and unable-to-verify information remains visible.

07

Professional questions

Controlled questions for a solicitor or conveyancer, auctioneer, lender or surveyor.

One report object

One set of findings, wherever you read it.

  • Private online report
  • Page-linked evidence view
  • Versioned PDF
  • Completion email and private history

How it works

From supplied documents to evidence-linked questions.

  1. 01

    Create a private account

Verify your identity and use an owner-only workspace for your packs and reports.

  2. 02

    Upload one lot’s documents

Add multiple PDFs or one ZIP, together with the details that identify the auction lot.

  3. 03

    Check what was supplied

Review the inventory, readability, duplicates, missing references and technical warnings before payment.

  4. 04

    Review the free preview

See a deliberately limited preview. It never invents a headline when the supplied evidence cannot support one.

  5. 05

    Unlock the Standard Review

One confirmed payment fixes the pack version used for one review. No subscription is required.

  6. 06

Read the report and inspect the evidence

Use the private dashboard, versioned PDF, completion email and owner-only history. No completion-time promise is made.

One-off review · no subscription

One lot. One pack version. One Standard Review.

Check the supplied-document inventory, warnings and limited preview before paying. A purchased review preserves the exact pack version it used, so later document changes cannot silently alter the earlier report.

Explore the review

The full customer price is shown clearly before payment.

The Standard Review includes

  • Plain-English findings with evidence status
  • Document and page references for material findings
  • Cross-document checks, additional costs and key dates
  • Missing, conflicting and unable-to-verify states
  • Controlled professional questions
  • A private dashboard and versioned PDF from one report object
  • Completion email and owner-only report history
Before paymentCorrect the draft pack without another charge. After a purchased review, any added, removed or replacement document creates a new pack version and requires a separate review.

Privacy and trust

Private reports. Evidence you can inspect.

The product keeps customer access separate from the evidence trail and keeps uncertainty visible instead of polishing it away.

01

Owner-only access

Packs, reports and history belong to the customer account that created them.

02

One canonical report

The dashboard and PDF use the same versioned report object and evidence references.

03

Visible limits

Missing, conflicting and unable-to-verify states remain part of the review.

Professional boundary

Use the review to focus the right professional questions.

Auction Pack Review organises what the supplied documents say and what still needs checking.

Solicitor or licensed conveyancer

Advises on legal effect and whether to proceed.

Lender

Decides whether and on what terms it will lend.

Surveyor

Assesses the property’s physical condition.

You

Decide whether to bid and how much.

Frequently asked questions

Clear answers before you share a pack.

01Is this legal advice?

No. Auction Pack Review organises information from the supplied documents and highlights matters to investigate. It is not legal advice, a report on title or a recommendation to bid. Instruct an appropriately qualified solicitor or licensed conveyancer before committing to a purchase.

02What do I see before paying?

You see what documents were supplied, material readability or identity warnings, apparent gaps and a deliberately limited preview. Detailed findings, explanations and page evidence remain in the Standard Review.

03What does the Standard Review include?

It covers one Standard Review of one lot at one fixed pack version, including the evidence-linked report, versioned PDF, completion email and private history. There is no subscription.

04How long does it take?

There is no promised completion time. Pack size, scan quality and unusual documents can affect the work. You can leave after the review starts and receive an email when the report is ready.

05What if something is missing, unreadable or conflicts?

The limitation stays visible. The service identifies the affected evidence, avoids guessing and explains the document or professional confirmation needed next. A strong lot-identity conflict pauses the review.

06What if the pack changes?

Before payment you can correct the draft file set without another charge. After a review is purchased, adding, removing or replacing a document creates a new pack version and requires a separate review; the earlier report remains a separate snapshot.

07What if the service fails?

The service retries recoverable work and keeps a usable online report available if only email or PDF delivery needs attention. If no usable review can be provided, the applicable support and refund terms shown before payment govern the outcome.

08What happens to my documents?

Documents are used to prepare and evidence your private review. Exact retention and deletion terms are provided in the approved Privacy Notice before customer documents are accepted.
